Mix of
Uses

Proposed Development Statistics

The new vision for this property includes a diverse range of single detached, townhouse and low to medium multi-unit housing options.

The Project will also include neighborhood-styled commercial uses that could include community convenience/ corner grocery store, personal support workers (PSW) services, physiotherapy, doctor offices, and small bistro-café. Also contemplated is a site-specific small car-share/ rental to encourage car-less lifestyle.

Empowering
Nature

With a Master Plan that focuses on natural heritage preservation, an expanded publicly accessible shoreline frontage and a robust, connected open space and trail network, these new housing opportunities will be strategically nestled within the Subject Site.

The vision calls for logical, well-defined transitions and large separations to surrounding lower density areas, and supports new active transportation as well as the introduction of much needed public transit services in a private-public model.

Transportation

The Proposed Development introduces a number of innovative transportation solutions including EV, car-share and shuttle. A possible “Simcoe Street Access” is under considerable: maybe road, boardwalk, bicycle and walking. All to be determined.

Challenges
  • Traffic on Simcoe Street Access/Egress
Approach
  • Intersection improvements at Simcoe St and Castle Harbour Dr
  • Traffic Signals
  • Possible Additional access from Simcoe St
  • Address natural heritage implications

Sustainability

Wastewater
Treat, Recycle, Reuse

EQUUS proposes to utilize state-of-the-art technology for private wastewater treatment and reuse.

As an extension of this initiative, EQUUS proposes to recycle wastewater for non-drinking uses such as toilet flushing, landscape irrigation, and cooling tower use. This will reduce the use of municipal potable water by up to 30%. Water recycling is now used all over the world (and off world, the International Space Station, ISS, uses this technology).

Full explanation of how private wastewater systems work all explained within 4 minutes and 22 seconds.

The introduction of geothermal heating energy will further reduce carbon emissions as a result of harvesting wastewater heat.

Water recycling can reduce potable water demand by up to 30 percent. The use of recycled water for non-potable purposes has the added benefit of reducing demand on municipal water services. This is a direct benefit to local taxpayers as it means more development with less burden on public municipal servicing. The elimination of septic systems in close proximity to Lake Scugog and significant wetlands, will reduce nitrogen and phosphorus loading. This is a direct benefit of a more modern approach to wastewater treatment and protection of water quality.

For filtration of wastewater, EQUUS intends to use membrane technology. This is superior to the filtration used in Durham Region at the Nonquon Sewage Treatment Plant, which relies on sand filters and discharges to the Nonquon Creek which flows into Lake Scugog.
